Employing Contractors for Self-Build projects can be a minefield, not only for the Self Builder but also for the Contractor, consider the following points:
Availability
Experienced Contractors are usually very busy, if you need one quickly, the ones that are available straight away are usually the worst!
The Self Builder that has a concept in their mind which a contractor can’t fully appreciate at the point of estimating a price; this can quickly lead to project derailment!
Required Monitoring
Contractor inadequacies or ruthless ambitions to “make money whilst onsite”, unchecked can quickly blow budgets!
Poor Interpretations
Finding the right contractor for the right stage of the project can be stressful for the Self Builder. Trying to interpret plans and complex specifications requires a certain level of experience, inexperience usually equates to rising costs!
Reducing Risks
Programming the project correctly, breaking down the project into schedules with accurate quantities, and metrics, takes time, and in most cases, a good level of construction experience. Cost risks can be reduced for both the Client and the contractor by taking the time to plan better.
If the Contractor can clearly see what the Client requires, costs don’t need to be included for the “what if” risks!
