The project

Two neighbouring period stone properties in Glossop shared a masonry retaining wall running along a narrow ginnel between them. Over time the wall had developed a pronounced lean and was no longer structurally sound. A full demolition and reconstruction were unavoidable.

A design had already been produced by others: a substantial mass concrete retaining structure, stone-faced, with land drainage and deep foundations. On paper it was a sound engineering solution — but on this site it was heavy, invasive, and expensive. Access was severely restricted; with no vehicular route to the wall, every load of excavated material had to be removed by hand through a private garden, with pathways, steps and the neighbouring property all needing protection throughout.

The practical reality of the scheme was reflected in the pricing. The client had been unable to find a sub-contractor willing to take the works on, and the single quotation they had managed to obtain exceeded £40,000. With no contractor and no affordable route forward, the project had ground to a complete halt.

The Service Provided

We attended site, reviewed the existing design against the real constraints of the location, and looked for a route that would resolve the engineering problem without the cost and disruption of the original scheme.
Rather than simply re-pricing what was already on the table, we presented the client with two fully considered options:
● Option 1 — construct the retaining wall broadly as originally designed.
● Option 2 — a value-engineered alternative: a stone-faced gabion basket retaining wall.
The gabion solution was the clear fit for the site. It removed almost all of the concrete, reduced the volume of excavation and spoil that had to be carried out by hand, and reused the reclaimed stone from the demolished wall as facing — keeping the finished result sympathetic to the period surroundings while cutting both cost and disruption.

Crucially, we produced a detailed, itemised Schedule of Works. This meant every contractor invited to price was working to identical, clearly defined scope — enabling accurate, transparent, like-for-like tenders rather than the guesswork that had produced the original £40,000+ figure. We then supported the client in sourcing and appointing a suitable contractor to carry out the works.
